It has a grid of numbered avenues that has been cut into dozens of separate subdivisions, many of them fewer than thirty lots, each with its own builder and its own schedule. That has one practical consequence worth knowing: there is no estate wide quality regime to fall back on. What your neighbour's builder does has no bearing on yours, which puts the burden of checking squarely on the owner.

How many stages should I book?

Slab, frame and handover at a minimum. Add lock-up where there is a parapet roof or complex brickwork, because sarking, capping, expansion joints and weep holes are all still visible then.

Does a small builder mean more risk?

Not inherently. It means less process, which cuts both ways: fewer layers between you and the person doing the work, and less systematic checking behind them.

What notice period works best?

A day or two suffices, and sooner is better still. The exception is the slab, where we need to know as soon as a pour date exists.
