Roof on, brickwork up, services in, and the last look before plaster.
Lock-up in Austral is largely about the external envelope, because the brickwork and the roof are complete and about to be signed off. Sarking lapped the wrong way, expansion joints that stop rather than run through, weep holes never formed, parapet capping incomplete and gas pipes hard against metal all turn up here. It is also where the frame list gets reassessed before anything is covered.

Annotated findings from Lock-up (pre-plaster) inspections on Austral builds. Client addresses withheld.

Sarking sheds water that gets past the roof covering. Lapped against the fall it delivers that water into the joint instead of over it, turning a safety net into a funnel.
Let the masonry move without cracking. A joint that stops partway up the wall concentrates the movement at the point it stops, which is where the crack then appears.
They do. The stage is defined by services being in and linings not, which here is a window of a few days.
Every one, and each is marked fixed, partly fixed or outstanding in the report.
Around two hours plus the report, longer where there is a parapet roof or a complex external envelope to reach.
We inspect what is open and state plainly which areas could not be seen. Being told plainly what was seen is worth more than assuming everything was.
