In short: Buying an established Austral house is a different exercise to buying a lot.

What is still there

Houses on larger blocks between the subdivisions, some decades old, from when the avenues served market gardens and acreage.

Why they inspect differently

Age brings alterations, additions, deferred maintenance and services installed to older practice. None of that appears on a two year old build.

What we look at

Visible structure and movement, the roof space and subfloor where accessible, roof covering, masonry cracking measured rather than described, and where water goes at the perimeter.

The permit question

Additions made over decades may never have had approval. That is a council records question and worth asking before you buy.

What we do not have yet

Published Austral pre-purchase photography, because our completed jobs here have been new construction. We say so on that page rather than borrowing images.
